The HOA fees are $140 annually and cover the cost of maintaining common areas and amenities in the community.

You can report a maintenance issue by contacting the HOA management company at PKFinancialMGT@gmail.com or by submitting a maintenance request through the website's contact form. All Submissions will also be sent to the Board of Directors.

Yes, you can rent out your property but you must notify the HOA and provide a copy of the lease agreement.

There has been a lot of concern regarding what constitutes a Quorum. According to Section 2h of the Bylaws: 

" A quorum at any meeting of the Association shall consist of person entitled to cast at least a majority of the votes of the entire number of lot owners. The affirmative vote of a majority of owners present being more that fifty percent (50%) of the total lots in attendance is required to adopt any resolution, elect any director, make any decision or take any action, except for that the By-Laws and the system of administration may be modified only in the manner hereinafter set forth." 

 The key thing to bear in mind are the words "in attendance" That means whoever is in attendance of any meeting forms the quorum .  The Bylaw is worded this way because as we have reached the size of our neighborhood (currently over 400 homeowners), we would never be able to conduct any business because we could never get a majority of all homeowners (200 +) to attend anything much less a meeting. Therefore,  it is worded in this way to allow just whomever is in attendance to form the quorum. We hope this helps.
